How do you make a small ensuite work?
An ensuite has to fit shower access, storage, ventilation and easy movement into a small room beside the bed. A poor layout is felt every morning; weak ventilation or noisy plumbing is felt every night.
We settle the toilet position, shower clearance, storage and door swing before the scope is priced. Where the room is internal, mechanical ventilation matters. Where it shares a bedroom wall, the door, cistern position and wall build-up can help control noise.
Pricing follows the same room-size packages as a main bathroom: from $18,000 on Basic, from $25,000 on Standard and from $30,000 on Premium. A full ensuite renovation runs three to four weeks on site.
The final layout, inclusions and price are set out after the free on-site measure. Every job is carried out under NSW Builder Licence 475204C and has a 10-year workmanship warranty.
What does the written scope cover?
These are the core stages across our packages. The fittings and tile coverage change by tier; the sequence and written responsibility for the work do not.
- Planning and design
- Demolition — floor protection, disconnection and removal of existing fittings, floor and wall tiles including old cement bedding, and complete off-site rubbish removal
- Electrical — safe disconnection, replacement power points and light switch
- Plumbing — safe disconnection and installation of new fittings
- Render or re-sheet walls
- Waterproofing to AS 3740 — primer plus two coats, certificate included
- Tiling — new screed to create falls to drains, all glues, tile trims, grouts and silicone
- Final clean before handover
How long you will have us in the house.
These are on-site programs, and you get yours in writing before work starts. Older Sydney homes can need extra days for what turns up at strip-out — rot, non-compliant plumbing, asbestos — and we tell you how that is handled in the quote, not afterwards.

Frequently asked questions about ensuite renovations
How small can an ensuite be?
Functionally, a one-person ensuite can fit into around 2.5 square metres with careful planning — shower, basin and toilet. Most lived-in ensuites run three to seven square metres; below about 2.5 square metres the room starts to feel like a powder room with a shower added, and some of what makes an ensuite work gets lost.
Do ensuites need natural light?
No, but it helps. Most Sydney ensuites are internal and rely on mechanical ventilation and electric lighting. Where the roof allows it, a skylight is usually the easiest way to bring in daylight without giving up the privacy a window would cost.
How do you stop noise carrying into the bedroom?
With acoustic detailing, not luck: a solid-core door with sealed edges rather than a hollow one, a concealed in-wall cistern instead of a close-coupled toilet, keeping the toilet away from the bedhead wall where the layout allows, and soft-close hardware on drawers and doors.
Can you renovate an ensuite without touching the main bathroom?
Yes. They are quoted and run as separate jobs unless you want them done together. Some households do the ensuite first because it is used daily, and come back for the main bathroom later — the packages and process are the same either way.
Should I put a bath in my ensuite?
For most households, no — most ensuites are too small to fit a bath without crowding the rest of the room, and the household bath usually stays in the main bathroom. Larger ensuites, from around 8 square metres, can carry a freestanding bath if that is what you want.
