Why neighbours matter during a renovation
A bathroom renovation is noisy, dusty and disruptive. Demolition, drilling, grinding and hammering produce sound levels that carry through walls, floors and ceilings — especially in apartments and terraces.
A brief conversation with your neighbours before work starts goes a long way. It sets expectations, avoids complaints, and keeps the relationship intact. Most people are understanding when they know what to expect and how long it will last.
Noise hours and rules
In Sydney, residential construction noise is regulated by the EPA (Environment Protection Authority). Standard permitted hours are Monday to Friday 7 am to 6 pm, Saturday 8 am to 1 pm, and no work on Sundays or public holidays.
Strata buildings often have stricter rules — some limit noisy work to 9 am to 3 pm on weekdays only. Check your strata by-laws before scheduling the renovation. Our strata renovation guide covers the full approval process.
Demolition is the noisiest phase and typically lasts one to two days. After that, the noise drops significantly. Tiling and fitting are much quieter than knocking out old tiles and cutting into walls.
Dust and mess
Demolition produces dust that travels through the home and can reach neighbouring properties in terraces and apartments. Dust barriers (plastic sheeting over doorways), extraction fans, and regular vacuuming keep it under control.
Kieran C said about our work: "They exercised due care at all times including providing drop sheets and surface protection to and from the work area and leaving the site clean and tidy at the end of each day. Good housekeeping of this standard is not common practice for the majority of tradespeople in my experience."
Our living-at-home guide covers dust control and daily cleanup in detail.
Access and parking
Renovation teams need access to carry materials in and waste out. In a house, this usually means the driveway and front path. In an apartment, it means the common areas — lift, hallway, loading dock.
If the renovation team needs to use shared spaces (lifts, car parks, skip bin areas), arrange this with the strata manager before work starts. Some buildings require a bond, a booking for the goods lift, and protective coverings in the corridors.
Talking to your neighbours
A quick note or a knock on the door one to two weeks before the start date is enough. Let them know what is happening, when it starts, how long it will take, and what hours the work will run. Offer your phone number in case there is an issue.
Most complaints happen because neighbours were not told. A simple heads-up prevents almost all of them.
How ETR manages the site
Luke Saukilai said: "The team was friendly, showed up on time, and got everything done quickly." We protect floors and surfaces on the path to and from the work area, use dust barriers, and clean the site at the end of each day.
The renovation timeline, work hours and access plan are agreed before the job starts. A free on-site measure anywhere in Sydney is the starting point. Call 0411 752 334.
Frequently asked questions
What are the allowed noise hours for a bathroom renovation in Sydney?
Monday to Friday 7 am to 6 pm, Saturday 8 am to 1 pm, no work on Sundays or public holidays. These are the EPA guidelines. Strata buildings often have stricter rules — check the by-laws before scheduling.
Do I need to tell my neighbours about a bathroom renovation?
It is not legally required in a house, but it is strongly recommended. In a strata building, the by-laws may require written notice to the strata manager and affected neighbours.
How long is the noisy phase of a bathroom renovation?
Demolition is the loudest phase and typically lasts one to two days. After demolition, the noise level drops significantly. Tiling, plumbing and fitting are much quieter.
How do renovation teams control dust?
Plastic sheeting over doorways, extraction fans, regular vacuuming, and damp-mopping at the end of each day. Protective coverings on floors and surfaces between the work area and the entry prevent dust tracking.
Can neighbours complain about renovation noise?
Yes, if the noise is outside permitted hours or excessively loud. Working within the allowed hours and giving neighbours advance notice prevents most complaints. In a strata building, persistent noise complaints can result in fines.
